Escrow Analysis: POM Escrow will work with the homeowner to determine an estimate of tax and insurance to accurately set a monthly escrow amount.  Annually, POM Escrow will conduct an escrow analysis to determine if the monthly escrow requires an adjustment for future tax and insurance payments.


Payment of Property Taxes and Homeowner's Insurance: POM Escrow will set up a Tax and Insurance escrow account and collect funds from the Homeowner on a monthly basis.    POM Escrow will manage all payment requirements, including discount and installment payment options, directly with the appropriate agencies. POM Escrow will pay taxes and insurance in a timely manner.  An annual report of monthly escrow funds and tax and insurance payments disbursed from the escrow account, will be sent to the homeowner after the first twelve months of the program and annually thereafter.


Property Tax Credits and Exemptions: POM Escrow will assist in identifying all applicable homeowner and senior credits or exemptions that are designed to give property tax relief to senior citizens.  With this service homeowners can maximize credits available to seniors.

Default Management: POM Escrow will work with the taxing agency and homeowner in an effort to establish a payment plan for defaulted tax amounts. Insurance policies that are in default, POM will work with insurance agent(s) to bring the accounts current.  For lapsed insurance coverage, POM Escrow will provide information to assist in obtaining adequate coverage.

Tax Appeal and Valuation: POM Escrow will assist the homeowner in protesting the current market value in an effort to reduce overall tax liabilities.
